Internal regulations for the office buildings at Ahtri 8, Ahtri 12, Jõe 9, Jõe 5a, and Narva mnt 11d

1. General provisions

1.1. The internal regulations (hereinafter, the Regulations) establish the behavioral rules for people using the buildings at Ahtri 8, Ahtri 12, Jõe 5, Jõe 9, Narva mnt 11d (hereinafter, all the buildings together the WTC Tallinn Center) by WTC Tallinn AS and WTC Tallinn Kinnisvara AS (WTC Tallinn Kinnisvara AS hereinafter also the Administrator).

1.2. The regulations shall be published on the WTC Tallinn AS website (www.wtc.ee) and apply to all private and legal persons, as well as companies and their employees, which are located or work in the WTC Tallinn Center or use these buildings as a thoroughfare.

1.3 All issues regulated by the regulations will by resolved by the Administration Department of WTC Tallinn Kinnisvara AS, 7th floor of Ahtri 8, phone: 6 261 001 and 6 261 011).

1.4. The regulations come into force from the moment they are approved by the managing director of WTC Tallinn AS.


2. Regulations for the WTC Tallinn Center:

2.1. There is no manned security in the WTC Tallinn Center; a video security system has been installed on the first floor of all the buildings, which monitors the entry area. The tape from the security camera is preserved for one month.

2.2. The automatic locks of the WTC Tallinn buildings are regulated as follows (except on Sundays):

* open on workdays from 7.30 am to 7.30 pm
* open on Saturdays from 7.30 am to 4 pm

2.3. The service areas are open in accordance with separate agreements.

2.4. In order to enter the buildings of the WTC Tallinn Center on workdays after 7 pm and on Saturdays after 5 pm and on Sundays, one an order a paid magnetic card (USS Security Eesti AS maitenance technician Rünno Antonov 53 716 516). Everyone entering with a magnetic card must lock the door after themselves. WTC Tallinn AS and WTC Tallinn Kinnisvara AS are not liable for any damages that may be caused by third parties due to leaving the door unlocked.


3. Technical administration of the building

3.1. The maintenance and repair of all the systems of the WTC Tallinn Center (electricity, elevators, ventilation, water & sewage) is organized by AS WTC Tallinn Kinnisvara according to the agreements concluded with co-owners and tenants.

3.2. In case of accidents, fires, breakdowns of the electrical system, plumbing breakdowns, and other similar situations, notify:

o During working hours, WTC Tallinn Kinnisvara AS, phone: 626 1001; 516 4922; 626 1011
o 24-hours per day, USS Security Eesti AS, phone: 1899 (24h)

3.3. In case of fire, take action according to the Fire Safety Instructions (www.wtc.ee) and, in addition to the aforementioned numbers, also immediately notify the Rescue Service.

3.4. In the aforementioned cases, the people in the WTC Tallinn Center must follow the instructions of the security service, rescue service, or employees of WTC Tallinn Kinnisvara AS.

3.5. All the electricity consumers in the buildings must use electrical power within the limits of consumption outputs specified in their contracts and to use the existing electricity supply system. The use/replacement of additional heating units and consumption sources must be approved by as the Administrator.

3.6. The reconstruction of communications and systems (including the installation of heat pumps on the exterior façade) is allowed only with the permission of the Administrator and based on the technical documentation.

3.7. The processing of consumer waste is only allowed in specially designated areas (the waste press is located next to the car wash). Tenants of the WTC Tallinn Center has the right to use the waste press based on their rental contract; co-owners and other users must have a valid agreement with the Administrator for the use of the waste press.

3.8. The parking and movement of cars in the interior courtyard is allowed according to the generally established traffic scheme and procedure established by the operator (EuroPark Estonia OÜ).


4. Rules for the use of the premises at WTC Tallinn Center

4.1. All the people located in the WTC Tallinn must guarantee fire safety and the existence of fire extinguishers in the premises that they have sole use of.

4.2. The upkeep of the public spaces, including elevators, staircases and foyers in the buildings, and the conformity to fire safety requirements will be organized by WTC Tallinn Kinnisvara AS in cooperation with the co-owners.

4.3. In the public spaces of the buildings, the following is prohibited:

· Smoking
· Consumption of alcohol
· Using open fires
· Storing flammable objects
· Cluttering the space or hindering free movement therein
· Activities that ignore good customs and practices, including causing noise that disturbs others utilizing space in the same building.

4.4 The main entrance and elevators cannot be used for transporting large-dimensioned and heavy objects.

4.5. Advertising on the exterior façades, roofs, service areas, and lot of the buildings may be installed only with the approval of WTC Tallinn Kinnisvara AS.

4.6. WTC Tallinn AS and WTC Tallinn Kinnisvara AS along with the co-owners shall insure the WTC Tallinn buildings against the usual risks (fire, water, natural disasters). The owners and users of the premises will independently insure their personal property and interior finishing of the premises which they have sole use of.

4.7. WTC Tallinn AS and WTC Tallinn Kinnisvara AS do not organize security for the personal assets of the persons renting the premises or using them on some other basis and are not liable for possible damages in the case of theft and/or accidents. The installation of security systems and technical security shall be ordered independently by all users of the premises.

4.8. Persons using the premises on the 0 and 1st floor of the buildings of the WTC Tallinn Center are obligated to store their assets more than 20 cm above the floor in order to guarantee the preservation of their assets in case of flooding caused by natural elements and to prevent any damage.


5. Liability

The users of the premises in the WTC Tallinn Center are liable for the damages caused to the lessor and third parties pursuant to the law and concluded agreements.
